Building regs and wrong roof pitch!

Hope someone can advise. We have recently had a single storey extension completed. It's been signed off by BCO. However the roof and velux is leaking like a sieve. A builder friend has been out and reckons the pitch is only about 5 degrees. He reckons building control shouldn't have signed it off?
The builder who did the work has tragically passed away!
The BCO is coming back to inspect it but we're worried they'll say it's not their problem. We have a completion cert. Can anyone advise on this?

5 degrees? So it's a flat roof then. Could you post a pic. It would be interesting to see how a velux has been fitted into a flat roof.
 
Who actually designed the roof and thought it was a good idea to fit a Velux in a roof pitch of 5 degrees? :eek:

As said 5 degrees is a flat roof.
 
Quality of workmanship is not within their remit, however the roof pitch should have flagged up in respect to the roof tiles etc.

Velux do a range of skylights that are designed for flat roofs do a search for them and compare what you see with what you have got to find out if its the right Velux that you have fitted
if the roof is tiled and the pitch is only 5 degrees then yes unfortunately you will get leaks.
I would have thought that your builder friend would have pointed that out to you...

If its felt or EPDM or fibreglass and is leaking then it hasn't been installed properly
 
You can instal a Velux in a flatty provided you build an upstand, we don't know what's been done here though of course.
