Building regs required?

We are in the rpocess of buying a new house which has been made into a 4 bed from a 3 bed. This has involved a partition wall and a bathroom sink being moved 12 inches.

Would any of this work have required building regs as the current owner doesnt appear to have them?

They have offered to purchase an insurance indemnity but I'm not overly sure what this protects us against. Any ideas?

It may have done, it depends when it was done, the indemnity insurance should effectively protect you against any problems that may arise from this work in the future but your solicitor should be able to tell you more. The work sound pretty minor tbh, a few years back people wouldn't have given the issue of building regs for such a small amount of work any thought, its only nowadays that the world's gone blame mad. Prob not worth worrying about but grab the insurance if its offered.
