hi everyone,

The house is 2003 semi built by persimmon, loft is roughly 12mx8m
Looking for advice on what I need to do to remove the middle roof beams to square up room and insulate.
I have boarded the floor and seems pretty solid, water tank in middle supported on 2 big beams. Roof does not appear to be supported/connected in any way to the party wall side (or opp side to this)
what type of roof is this

thanks
dan

note:In early stages not going to do anything crazy, will be doing right

You have what is known as a trussed roof. You need to check with the planners that you do not need Planning Permission. You will need a structural engineer. If you are not aux fait with the Building Regulations you probably ought to employ someone to do some Regs drawings for you.

Effectively to remove the struts/ties you need to insert a steel beam each side and support the remaining rafters with a dwarf wall in studwork. Your rafters will need to be beefed up as will the floor joists. Expect to lose around 200mm at the floor and 100mm at the soffit for extra structure and insulation. Take 300mm off your existing floor-ridge height to give you an idea of predicted available headheight. Here's a good thread although its common for the steel beams to be shifted up into the loft in 3 or 4 separate lengths and then bolted together insitu. http://www.diynot.com/forums/viewtopic.php?t=261722

No. It is "au fait". I'm sure you with be going on
the "Recognized Building Linguistics Course" in the near future to better serve your multi-lingual clientele :D
