Hi all

I have a conventional central heating system with header tanks in the loft, Baxi gas boiler and storage tank in airing cupboard along with the pump and divertor valve. All rads have TRVs and there is a room stat in the hall.

I noticed last night when i went in the loft to get the christmas tree that the central heatin header tank is constantly being filled up with hot overflow water, to the extent that the wooden roof beams above the tank are damp because of the condensation formed. The header tank is warm to the touch and i have also noticed that there is often water outside the house from the overflow pipe when the heating is on, not much - but enough to notice.

So this obviously isnt normal, so what could be the problem, and is it an easy DIY fix or does a plumber need to be called in, im fine with electrics and replacing a pump or ball valve.

Your help is greatly welcomed

Mike

Most likely a plumbing issue. Known as pump over. Plenty on here for you to search.

One rad should be without a TRV. If hall has roomstat, remove the head off the TRV on radiator in hall.

Get a magnet and check around the pipe work in the airing cupboard near the pump and especially where the cold feed and open vent joins the system.Where the magnet sticks to the copper is where the blockage will be.
