CH OK but temperamental HW - Potterton Combi 80

I recently moved into my new flat that had a "Potterton Combi 80". The CH in the flat works fine, but we find out last night, to our dismay, that the HW isn't. Now the HW demand fires up the boiler, and I get HW for about 30 seconds then it gets cold. If I leave it for 30-40 seconds, then try again, it gets hot again (scalding hot) then cold after 30 seconds...and so on.

I have read problems on a number of websites, and the 2 that stood out are as follows;

- Problematic DWH Thermister
- Limescale on the Secondary Heat Exchanger

Has anyone had a problem like this? How did you fix it? Did you call someone out? How much did the repairs cost?
