CHIMNEY BREAST REMOVAL - JSB/GALLOW BRACKET

Hi

I know that I need planning permission to remove my chimney breast but is there a difference between a JSB and Gallow bracket support. As the builder who came around to look at the job basically said all i needed to do was ask my neighbours opposite and neighbour below (I live in a flat) to check they arent using their chimneys. I know that they don't. So Im wondering is this because he mentioned using a Gallow support - although even if that was the case i would still go ahead and get the permission - more to cover myself really.

Another query - I have another chimney breast which i removed a gas fire from some time ago - would i need planning permission to open this up and make into some kind of alcove taking in mind that you can see where it has been bricked up in the past to accommodate the gas fire.

you don't need planning permission and it's unlikely you will need building reg's. you may need a structural engineer though.
 
Thanks Noseall I should have said a party wall agreement. but Ill look into the structural engineer route.
