Chimney Damp/Leak

Hoping someone can help give some ideas as to what is going on with my chimney.

Had the flashing redone about 2 years ago as there was a leak, had no problems until December. Now getting damp to the point the ceiling is almost dripping around where the chimney joins the roof. I have been on the roof and checked the flashing, it seems ok. The rendering is coming off of the stack so it will probably need redoing at some point. I put some sealant over the stack, which has done nothing.

Attached are some photos of the flashing and roof along with the dampness. I scraped off some of the paint to see where the plaster was damp underneath and to let it breath a bit (the photo of the hole in the ceiling is from a couple of years ago when we had the leak).

Any advice or help would be appreciated.

Flashing looks fine. Could be condensation attracted to the salts in the plaster from previous leak.
