Turns out there was a structural inspection years ago pointing out defects in the building.

The 2018 report seems to have been glazed over by the management company,

Ross Prieto, then the town of Surfside’s top building official, received a different Morabito report in November 2018 along with an estimate for repairs of $9.13 million.

Prieto told the Champlain Tower South Condominium Association he reviewed the report and “it appears the building is in very good shape.”



the 2020 report seems to be quite damning, and the cost to correct it was significant, and caused confusion to the owners which inevitably delayed works

Tbh I'm surprised there isn't more of these sorts of stories world wide when you look at the state of some buildings that are still standing.

A sink hole is a possibility but for several years people have voiced concerns about the poor state of concrete in and around the underground car park.

MIAMI (AP) — A former municipal official in Florida who assured condo board members that their building was in “very good shape” three years before it collapsed has left his new job, a city spokesman said Wednesday.

Rosendo “Ross” Prieto is on a leave of absence from his temporary job with a contracting business that provides building services for the city of Doral, a city spokeswoman said in an email statement Wednesday. Doral is located about 20 miles (32 kilometers) west of Surfside, where the Champlain Towers South is located.

When he was a building official in Surfside in 2018, Prieto told members of the Champlain Towers South board that their condo building was sound. His assessment came a month after an engineering firm identified key structural deficiencies requiring major costly repairs.

The Doral statement said Prieto works for a firm called C.A.P. Government Inc., which provides building services to governments. That firm notified Doral that Prieto was on a leave of absence, the statement said, with another person taking over on a temporary basis.

Efforts to reach Prieto by telephone and email since the Surfside condominium collapsed last week have not been successful. He left his Surfside job in November.

The Champlain Towers South collapse has left at least 16 people confirmed dead and 147 still unaccounted for.

The swimming pool collapsed first and then the building there was quite a harrowing phonecall from a woman on one of the balconies.

The swimming pool was known to be an extremely weak area.

However being Florida a sink hole cannot be ruled out,

Experts say that they think something kick-started the chain of events rather than the notes failures of the building.

We'll never know for sure though until the final reporr
