So our house has a dining room that simply does not get used. The current bathroom is very small for the 4 bed house and is really only good for an en suite - which is handy as it backs onto the main bedroom (also on the ground floor).
We are considering converting a ground floor dining room to a family bathroom. As it is on the ground floor I am confident there would be minimal structural considerations, and the soil stack is on the back of the house along with this room.
My question is, would this increase or decrease the value / usefulness of the house from any survey or buyers perspective? What are your thoughts?
Dining room and small bathroom or larger bathroom and an en suite on the main bedroom?
