Could this extension be re-roofed?

I have plans submitted (see attached) for a larger rear extension but I’m not sure I have the stomach, or funds, for a full demolish and rebuild which is what my architect has proposed.

I'd also add that having lived here for 12 months, we've agreed that we'll likely move again in 5-10 years as we're a bit close to a sewage processing plant and get some nasty smells more often than we'd like

Anyway, the garden faces south west and the combination of the budget roof lantern and french doors makes the space uncomfortably hot in the summer and too cold in the winter.

The additional space would be great and we want a new kitchen anyway but I'm wondering if I could more easily and cheaply deal with my biggest complaint. I envisage three options and would like to know your thoughts on cost/time/complexity:

1. New roof lantern and flat roof with an insulated horizontal blind.
2. Rebuild the entire roof across the entire rear extension.
3. Save for longer and proceed with the extension.

Your architect presumably submitted the plans with your full approval, having discussed the proposed demolition with you, and you are now having second thoughts.

Given the unpleasant smells from the sewage works, is there a fourth option of selling up now with benefit of the new planning permission should it be forthcoming?

I was under the impression we could extend and renovate what we already had as opposed to completely demolishing it but in a nutshell, you're correct.

Selling isn't an option until all of our kids have started school. We're inside the very small catchment area for the school my wife teaches at but we can move once they are all enrolled (hence the +5 year timeline).

Options 1 and 2 might be disproportionately expensive and not add the value that the proposed extension would. On the other hand you would be able to finish it more quickly. Either way with pre school kids there will be a fair amount of disruption, even assuming a temporary kitchen sink and cooker can be set up.

OK nice one, I'm meeting with a builder this week to discuss rough costs.
