crack in lintel over garage door and sticky out brick

Hi,

We are in the process of buying a 5 year old house having managed to (almost) sell our terraced at a low price after finding out is has some structural issues, our purchaser is aware of these issues.

Anyway we are now paranoid about ending up with another problem house!

We haven't had a survey of new house as it was part ex'd by the last vedors so would have had a home buyers (I am assuming so as this is how we found out about our problems as we tried to part ex).

Anyway we have been to have a look today and there are 2 things, some bricks arn't flush, not bowing, just the odd brick sort of sticking out a bit, and there is a fine crack in the stone/concrete lintel above the garage door (flat fronted 4 bed with integral garage).

I am assuming there will be metal supporting beam under the stone lintel (does that make sense???) should we be concerned about the weight it is bearing or water getting in???

Opinions appreciated.

The house is still under the builders guarantee.

I don't think you have anything to worry about. The stone lintel will have a Catnic lintel behind it and small cracks and odd bricks are commonplace even in relatively new houses.
