Crack on internal wall

Hi, I'm thinking of putting an offer in on a property but have noticed this crack on the living room wall (I don't think it is on the external side of the wall). Would anyone have any ideas what it could be other than subsidence or is that the most likely cause? The crack starts on the floor (ground floor) and ends just under the corner of the window same level. I didn't notice any other problems. There is a large fir tree at the front of the house which is approx 5 meters away from this crack. If I put in an offer I will get a full survey done, but in the meantime I was just looking for some opinions that could hopefully put my mind at rest. Thanks in advance.
