Damp chimney breast

Hi I’m just looking for a bit of advise. My daughter is looking to buy a house but the home report says it has damp on the chimney breast in upstairs bedroom. It also mentioned chimney needs attention ‍. Would this be expensive to get sorted? Should she just walk away and not buy it? Thanks for any advice

Shouldn't be a reason for not buying if you like the house, but worth getting a more detailed survey or a builder to take a look, you can always knock something off the price to offset any significant costs
