Damp coming from window?

Hi

We've noticed a damp spot that appears to be coming out from where our windows sit.

The front side of the house, where this window and room sits, get no sunlight so in general it feels quite damp anyway.

Any ideas on how to prevent this? The windows to the house are old and were installed a long while ago.

Either an Issue with either the window lintel or vertical DPC arrangement

is It cavity wall construction?
what age is the house?
is it brickwork outside?
 
Looks like an is with the bay frame seal to the wall, or the adjacent pointing. Check those.

Does that area get driven rain?
 
Thanks for the responses.

The area doesn't get driven rain but, as mentioned previously, it gets very little light and heat as it's the north facing side of the house.

The brickwork out front looks fine. I think the likelihood is the bay frame. The windows on the front haven't been well installed and this was done well before we bought the property (would guess in the late 90s).

Other than replacing the windows, what would be the alternative? Try to seal the windows???

Has this just started to occur? Get worse after rain?

That staining is typical of penetrating damp - from above or sideways. The two posts above have covered the likely reasons. If there is defective frame sealant on the outside, rectify that and see that happens.

Otherwise, and if its coming via the walls then you need to determine which it is and deal with that, as no sealing will stop it, and replacing windows is a bit extreme.
