Hi all,

Any idea what this is, I think damp but its only behind the radiator. The plaster surface is soft and crumbles but only the very top.

The outside wall is rough render, and this is below a window that im planning on replacing shortly.

Are there actually signs of damp, such moisture on walls, discolouring or is it may be that the plaster is knackered!
Could be in the past remedial work to wall were done, but could not be bothered removing the rads to do the whole area.

No sign of damp and not damp to the touch. But does appear loose away from the wall above were there is slight cracking.

It's the heat from the radiator that's caused it.

Had exactly the same problem Mrs footprints insisted the radiator was removed for decorating then the brackets taken down for cleaning up.

When I removed them the whole chunk of plaster fell out they were all that held the slab of plaster up!

Seems a common fault if the underlying plaster is a very soft mix and in particular on blockwork. Lots of the neighboring properties built at the same time had similar problems.
