Damp or effervescence

1920s building came in this morning and found what’s in pics, porchway with bedroom above so can’t be a roof issue
Main issues where paint has cracked off and this porch suffers with bad condensation in winter

Looks that way, can it be spot pointed in places, will I get away with out lime if so or could I just do the bits needed with a gun

No, a lot of the pointing looks defective and it's not just the cracks or gaps, the weathering face has gone from the mortar and its absorbing moisture.

Looks like there has been water running down the wall. Stand back and take a wider pic to include the roof, downpipes, gutter and plumbing overflows.

There can be more than 1 cause of damp, and that photo does look like water has been running down the wall, which if you have a solid wall is likely to cause damp, defective pointing or not
 
I would say water runs down every wall lol yea it’s coming through the pointing above
 
And the white bit you are looking at saying is water down the wall is the salts coming out behind where the water getting to from passing through the pointing above it see pics

There are a few areas of water marks. Might be guttering defects.
 
Well they have been there for nearly 3 years since owning it that picture is the picture from the brochure when I bought it. When I moved in the gutters were dripping on front and back corners so had guy in who repaired the lead corners and said the gutters were ok didn’t need cleaning at that point?
 
The water staining appears to be run off from the projecting painted arch bricks. Both sides.
