Damp & Rot

Hi,

I am going through the process of buying a proerty, i've just had the survey back and they reported some Damp in the cellar of the property and also a rotting Joist. The estate agent is currently organising for a builder to go in, asses the situation and give us a quote...

I was wondering if anyone knew anything about this sort of thing and could tell me an idea of how much it would cost and how long the work would take??

It's a mid 2 bed terrace. any help would be gratefully received.

How long is a piece of string.. best to ask the builder for a quote..

Anyways,. cellars are damp environments if you are looking for it to be completely damp free then thats a whole new ball park and can be a fairly expensive process.. more than just wiping down the walls with a cloth

Replacing 1 rotten joist is moderately easy especially when the house is empty. But where 1 has rotten more may be found.. budget for a few to be replaced.

The guy that's selling it replaced most of the Joists but left one to rot!!

We'll wait for the builder, i'm just very impatient and wanted to know how much money i need to spend!
