Dealing with estate agents and making an offer

It's not in the interest of the estate agent to risk or delay a sale. They need cashflow just like any business, and a few pounds more based on a couple of percent commission on a small markup "gazupping" wouldn't make sense.
 
My youngest son is an estate agent and he said that customers are nowadays offering the asking price most of the time. Other customers then start to bid higher if they really want the property. Every time he receives a bid, he has to inform the vendor, who then has the choice of which offer to accept. Naturally enough, they want as much as possible.
