My wife and I have made the decision to self build so that we can get exactly what we need out of a house. We are in the process of selling our current house that I have renovated and plan on moving into rented accommodation. We have a modest pot of money and plan getting a self build mortgage for the purchase of the land and cover the build costs. I have contacted leanders who have stated that they will not give mortgage offers until we have realised the equity in our current house and have the money in the bank.
We have started looking for land and have seen a plot with detailed planning permission for a 4 bed property (.approx 267sq m). I am making the assumption the mortgage company will want specific details of build costs prior to agreeing and mortgage. I don't really know what steps to take next. Do I need to get a quantity surveyor to price up the build or should I just approach builders to give an estimate?
I have researched approx build cost and £1200 per sq m. Does this sound about the right ball park figure assuming I would project manage utilising a contractor who would employ subbies?
I used to be a civil & structural engineer over 10 years ago before have a career change so I know how a building goes together and the various construction phases but I just need help with taking the first steps.
Any recommendations for reading / research would be appreciated.
