Demolition of small detached two up, two down

In poor state of repair. Clay tiles, part timber frame, part brick, block and render. Needs to be done by hand due to location. Demolition quote £9,000, including skips & scaffold.

Scaffolding only quote £1,500. I could clean and re-use brick as it's lime mortar. I could re-use some floorboards, Could chop up and burn roof truss, so estimate that skips would be around £1,400 for remainder. So total costs on a DIY would be £2,900.

I quite fancy the job, but am I taking on too much - anyone done this by hand before?
 
Get an access tower and sell it when you've done. Nine grand? You can sell most of the materials.
 
Public liability insurance etc? Demolition can prove unpredictable, even for the pro's, and trying to save a few £££ could cost you a lot more in the long term should something go horribly wrong.... :shock:
 
Interesting for me as Im getting a similar sized part of the house demo'd. At least I can argue that if he tries to sting me around £9K I can say its that price in the UK. Any idea what the price of asbestos removal roughly is? Ive got some asbestos plasterboard type things and its probably in the chimney as well. Dont know how much, or how its calculated.
 
Thanks guys - access tower not appropriate, because roof rafters are a bit dodgy and chimney needs dismantling - I'd need scaffolding to assist all round and protect chimney as it's disassembled.
 
Whenever I subbie out demolitions I always find their prices a bit of a choker! But you are paying for speed and efficiency and much less hassle.

For that sort of money I would also expect that the existing footings are broken out and disposed of as well. Also, £1400 sounds like not very many skips - may be worth re-calculating this - waste disposal has a horrible habit of getting out of control quickly.

I would get a good quality mask and damp down the area, and then bag it up in strong bin bags and take it to the tip. They will have a seperate area for asbestos.

Asbestos is not plutonium! Removal companies often play on the fear of the stuff to charge high fees for basically taking it to the tip.
 
Yeah Ive handled solid asbestos in the past, a lot of shed roofs have it here and Ive pulled pipe inserts of it out of the chimney but this is sort of in the wall as a plasterboard then rendered over, the previous owner notified us of it. It will need hammering and chiselling out and I dont fancy that. That whole part of the house is getting demo'd so I wont be doing any of that.
