Dulux Trade Diamond Eggshell vs Diamond Matt

I’ve rung Dulux this morning as I was getting a chalky effect on diamond Matt and they confirmed this is the effect that people like. I asked about wipe-ability and although on the net it says wipeable etc the lady suggested that I go with the Diamond Eggshell instead.

I am painting over wallpaper with a vinyl Matt undercoat to cut the cost. It is for rental accommodation.

What would you recommend and what is your experience, what is easier to clean after, Diamond Eggshell or Diamond Matt?

Also do you get a lot of reflections from the diamond eggshell. The walls in this property are pretty good.

Eggshell is easier to keep clean than Diamond matt. That is true of most higher sheen paints in general.

One of the big problems with the "durable" matt paints is that if you need to scrub sections of the wall clean, the area may become more shiny.

Matt paints are more forgiving if the quality of the wall is a tad rough. Aesthetically, matt paints tend to be more popular than finishes with a higher sheen level. Before waterbased eggshell existed, many landlords opted for vinyl silk emulsion because of the ease of cleaning. I have no idea which end of the market you are aiming for- as a rule of thumb, the more expensive the rent, the lower the sheen (in part because you would redecorate in between tenants).

Off the top of my head... If regular vinyl matt has a 8% sheen level, Diamond Matt is about 10%, eggshell about 18% and silk about 26%. (Be warned that the above is a "I have just finished work and am having a quick pint" guesstimate, but it kinda works in relative terms.
