Sorry about the 12" bit. I meant a 12" wall with 4" cavity. :oops:

It has air bricks, but only on outside wall, not straight through. I did block them up but wasn't sure if I'd make it worse, so unblocked them. There's definitely no cavity insulation.

We don't dry clothes in there, but I did wonder about the steam coming off the washer and dishwasher being part of the problem.

So, taking all your comments into account, I've dropped on a large, second hand dehumidifier for £20! It says it will do 4 rooms. And I've got a firm coming next week to see about cavity insulation, and I'll ask about filling behind the ceiling as well.
I'll let you know what happens.
