Estimated cost of kitchen extension, WC under stairs, boiler

Hi all,

Here are the details. Was wondering what will be the rough total cost for the entire work.
Your responses will be much appreciated.

Semi detached house.

1) Existing kitchen to be extended behind the adjoining garage.
Extension to be used as an utility room.

existing kitchen: 2.8m x 2.7m
extension: 3.5m x 2.3m

All the construction work including excavation, cavity walls, insulation, timber framed flat roof, install waste pipe through utility area and connect to existing stack.

2) Kitchen:
Create an arch opening on the kitchen wall(opposite to the side where entry to utility room will be) for entry in the living room

3)Utility room (the newly constructed extension as in 1 above):
Install new units, tile, decorate and install new appliances

4)Cloakroom (under the stairs):
Adjust storage space under stairs, meter and consumer unit and
Install new close coupled toilet and basin and tile the floor

5) Boiler:
Remove existing boiler and water cylinder and supply and fit new combi boiler.

Somewhere between 25k and 40k but maybe a bit more or less.
 
£21k. However there are unknowns, especially the cloak suite.

Drainage for the loo?

Being able to 'move' the existing meter and consumer unit...£££.

Could add a few £k to the above estimate.
