Extension without Building Regs

A house I am looking at buying has had an extension put on it that is over 15 years old and was there when the current owner bought the property. The extension looks ok, however a opening has been created from the original house into the new extension so it is sort of open plan.

Without building regs what can I do to know this is safe before buying? Is there any way to know if it is safe or what the support is without ripping off the plaster?

After 15 years, if it was not safe, you would be looking at a pile of rubble, not a house.

Taking up a floor board is less extreme than hacking of plaster
