I've had a contractor quote to rebuild our balcony, which has a gaping hole in it thanks to the original builders not using properly waterproof boarding under thw tiles.
He says he plans to use exterior grade OSB on top of a newly built wooden frame.
My question is whether OSB is the best option here or just the cheapest?
rebuild is costed at 2000.00 including retiling and some replacement wooden facias on the garage under the balcony where they've rotten due to water coming through the hole.
