Recently bought a 60's built property on three levels with an external staircase up the side. The wall above these stairs is showing signs of efflorescence (?sp) externally and there is internal dampness but this may be condensation as it's in a utility cupboard with the boiler, washing machine and dryer.
I've looked at the outside wall and the pointing is in need of repair and there are some gaps between the pre-cast concrete stairs and the wall, if I repair these problems will the damp eventially dry out or will I simply be sealing it in?
There is a DPC visible at the top and bottom of the stairs but not where the stairs are so I don't know if they have been built up against the wall above the DPC!
