Fair quote for reroofing

Can anyone give me an idea if this is a fair quote. Job is to replacing a flat roof double dormer with a new warm deck ( to add more insulation) and also replace old fibre glass insulation in dormer cheeks and faces. The rest of the sloping roof on the front of the house is also being replaced. The roofer comes highly recommend and has lots of experience. Total roof area including flat roof is approx 30m2. This is on the West Midlands. Roofer has recommend bitumen finish for the flat roof rather than rubber, glass fibre etc.

  • Old slates and lath will be stripped to rafters

  • Scaffold will be erected where required
  • Over fascia vents will be fitted on top of fascia

  • Eve trays will be fitted

  • Breathable felt and treated 2 x 1 batten will be fitted

  • Man-made slates will be fitted to manufacturers specification

  • Code 3 lead will be used for soakers

  • Code 4 lead will be used for aprons, step flashing, cover flash and back gutter

  • Code 4 lead will used in both valleys and apex

  • 2 slate vents will be fitted to rear of property to allow air circulation where required

  • Existing 2 dormer flat roofs will be stripped. A new warmdeck roof will be fitted with new fascia and guttering around perimeters

  • Cheeks of dormer will be fitted with Celotex to comply with Building Regulations

  • New vertical tiling will be fitted on both dormers. Colour to be decided

  • On front bay roof, lead mop rolls will be fitted on hips using code 5 lead

  • New ridge tiles will be used

  • All guttering and downpipes will be cleaned and water tested

  • All cement work will be 3 parts sand and 1 part cement

  • All rubbish and scaffolding will be removed from site on completion of works

  • All work will have a 25 year guarantee

Total cost of labour and materials for - £10,420.00 + VAT

It's good to see the works have been itemized, but here's a few notes on the specification
  • Recommended bitumen finish for the flat roof rather than rubber, glass fibre etc.
EPDM will potentially last many years longer than bitumen
  • Over fascia vents will be fitted on top of fascia
  • 2 slate vents will be fitted to rear of property to allow air circulation where required
Roof should be continuously ventilated from eaves to ridge
  • Man-made slates will be fitted to manufacturers specification
Man made slates have a typical life of only 30-40 years. Half the life of tiles and one-third the life if natural slate
  • Existing 2 dormer flat roofs will be stripped. A new warmdeck roof will be fitted with new fascia and guttering around perimeters
What insulation and thickness?
  • New ridge tiles will be used
  • All cement work will be 3 parts sand and 1 part cement
1 part building, 2 part sharp and 1 part cement. But
BS 5534 means that mortar alone can not be used to secure tiles - mechanical fixing required.

  • All work will have a 25 year guarantee
Insurance backed or its worthless.

Get two more quotes and compare the specification not just the price.
