Hi mate, i know your busy mate can see by the other posts

What complications would i have if i shortened the size at the Moment its
7.7m x 2.8 Quoted 14.5k plus mini piling

if i did 5.5m x 2.8 (reducing size by approx 6sq metres would this reduce price by much on both the mini piling and building, and would i have to have new plans drawn up for planning and building etc

Well you could look at it that it is either reducing the cost by just under 1/3, or you could break down the quotes into cost per m2 then deduct the relevant m2.

But this is only approximate.

Things like reducing/removing windows or internal services will have to be factored in - as will roof timber sizes. Brickwork, floor, ceiling and plastering size should be a straightforward deduction of the meterage

So again approximately, if say you are making the extension 30% smaller, then it may only mean a 25% reduction in price.

But you really need to get quotes

Does this have a pitched roof? If so changing it to flat can reduce the price a fair bit. Also you can do it in a way that allows you to put a pitched roof on at a future date if you like. Also internal painting can be removed from the quote

Regarding the plans, then yes you will need new planning ones, but you can possibly send amended plans now, or withdraw the current app and resubmit.

For b/regs, if you are just making it smaller, then you don't really have to resubmit, just when the BCO comes out to inspect, tell him your doing it a bit smaller, and it should be fine

If the designer wants to charge for altering the plans, then haggle. Don't forget to mention (in a nice way) that you would not be in this mess if he had advised you about the piles to begin with. In any case it should be less than 1/2 hour to redraw the extension smaller
 
You might save two piles, but the beams would need to be 450x450 to span the greater distance. Overall, though, there should be a saving on the piling and ground beams, but not pro-rata.

If he's just a plan drawer and doing plans for planning/BRegs, then he might not even know that the house is piled. Peanuts and monkeys.

As for half hour to change the plans, I'd like to see you say to one of your clients ooh I'll do that for only £40 or so... :lol:
