Hi,
I recently noticed that the ceiling of my conservatory has wet plaster in a section and the paint is starting to flake off. The conservatory has a tiled roof, I've been outside, there's no obvious holes or gaps, however it looks like some of the sealant in one section has worn away, but it hasn't worn away above where the damp spot is.
How do I find out what's causing the leak/damp? When I get a sunny day, I'm planning on climbing on to the roof to repair the sealant, is there a special type of sealant I should be using for this roof?
The leak is located under the right side of the window as you look at the second/middle picture (however I've found no signs of wear or gaps directly above on the roof).
I've attached a few pictures and highlighted the damp spot and where the sealant looks like it's breaking.
