Hi All,

Just looking for Advice as we are reviewing our bills & expenses for our share of the freehold.

4 flat in a converted block with communal hallway with Fire Alarm detection installed over 5 years ago.

one owner occupier as well as 3 flat tenanted / rented.

Currently paying for weekly testing as well as servicing that happen twice a year.

We have been considering to remove the weekly servicing as this could be done by the owner occupier on site.

Anything to consider if doing this? Like for instance Liability if something wrong were to happen?

Happy to share detail of breakdown cost between both options, but will be interested to check your opinion before hand in regards of what we should be aware in regards of regulation if any.

You could ask for monthly testing if it’s only a communal area which would be 10 visits plus 2 services , see how much that reduces costs ...?
 
If you keep correct records of the weekly tests and all faults show or are found are acted on I don't see any issues. I would suspect the weekly test are done by a outside company because of the difficulty of finding someone willing to do it at the property. If this is not a issue then I can't see any problems.
