FLAT ROOF LEAKING

Hi everybody

My kitchen has a flat roof and it started leaking of late. I have taken quotation from 2 guys to repair.

This is what the first guy said:-
Paint the complete roof with a paint which is some kind of platic quoted and it might stay for couple of years.
He has asked £300 including paint.

Second guy:-
He is suggesting re-felting over the existing felt.
He has asked £700 including felt.

Now, the thing is I can't afford to get the roof re-done completely at the moment.

So, can you tell me if these prices are ok as I have no idea about these stuff.

do not go with the first quote.

Dont go with the second quote either! Unless he's prepared to take off the existing felt and do the job properly. (could have damp chipboard underneath old felt)

Just get up there yourself with a tub of roof repair bituminous paint. It will cost you about £15. Check it is not leaking at the flashing. If it seals then you can decide what to do later. If it doesn't then you'll know that a quick fix would have been a waste of £300.
