Flat roof - short/medium term repair

I have a flat roof on a attached outhouse. It is about 2.5m x 2.5m. So not a large area.

It is a felt roof, in ok condition. Has had some patch repairs in the past.

However in some type of rain (I guess certain directional rain) I seem to get a drip from somewhere.

I don't want a whole roof replacement at this moment as I maybe doing some bigger changes. So at the moment just a maintenance repair.

So I was thinking

Option A) Just a good coat of some fibre infused acrylic roof paint, cromapol or something.

Option b) A bit more involved by using a membrane along with a liquid roof paint as per this video:


Which would be the most best option to go for in terms of ease/cost/results. Like I said, it's only a small area.

In addition:

I also have a garage with a large felt flat roof which is in good condition. Would it also be worth giving that a coat of some kind of bitumen paint to give it some fresh protection along with a re-spread of the shingle that has slowly washed away over the years.

OP,
Of all the quick and dirty fixes then flat roof quick fixes are the most sketchy.
Why? Because they often dont work - they are repeated -they cost more in the long run that biting the bullet & doing a proper job properly first time. Not least: safety, you as a DIY'er dont want to be repeatedly traipsing up and down on any roof.

quick and dirty is what the OP wants
 
Buy a sheet of EPDM from eBay and throw it over.

Weight it down with some bricks or batten it to the walls.

If it only leaks in certain conditions then it could be water blowing up under the flashing or similar in which case a tube of gutter seal would sort you out. Worth a closer look before you act.
 
Acrylpol. You only need to do the laps and joints unless there are obvious splits elsewhere

On the initial inspection and clean, I actually found a hole/crack which is probably the suspect. It's on the section where the felt rises to meet the flashing.

Which probably corresponds to why it has being oddly intermittent.

I have a small can of highly fibrous roof repair stuff. It's a tiny can so can't be used for anything other than emergencies or cracks, but it seems to be very good stuff with the amount of fibre content. Also Solvent based so seems very robust.

I'm going to use it to fill the holes and then use a more general roof repair paint for the area around it.

On the second note. With the good felt roof over the garage...is there some kind of maintenance treatment that is good for felt?

I'm not talking thick bitumen or repair stuff. But maybe a coat of something to keep the felt in good condition?
