Hi All

We are in the very early stages of starting on a 2 storey house extension, I say early as about to make appointments for architects to visit and then hope (finance permitting) to start work next summer.

We live in a 3 bedroom detached house and hope to have a 2 storey extension. Neighbouring properties are all detached and very different in shapes and size (i.e. some built in 1950s and some around 1880) and are all around 4 or 5 bedrooms.

We have so far only had initial unformal chats with our planning department as they have drop in sessions. And the vibe seemed from them was very possitive, but obviously depends after planning.

However before we commence with architects etc we would like to do as much homework as possible. 1 area we would be very grateful for advice is on floor layout, I have attached current and post extension layouts and would appreciate if this was your house/project what layout you would do?

Apologies for the poor quality images and ramble in this message. In addition to the existing in a list of priority we would like the following:

Priority 1: Defintely need 1 more bedroom and en suite to any 1. A grand kitchen diner at rear of ground and a downstairs toilet and a study on either floor.
Priority 2: 2 additional bedrooms with 2 with ensuites.
Priority 3: Laundry room, Utility room

This is probably our long term house for a family with occasional visitors. Please note currently the bathroom only has bath/basin. At the back of the 1st floor is toilet with soil pipe etc.

Please do let me know if I have missed some vital obvious information

Thanks - been reading up and more and more advice seems to me that I do not need Architect.

Anyone any views on the floor plan?
