Hi,

Sorry to be posting this again so soon but I'm at a loss for a tradesman.

I've had a damp specialist company out (found on mybuilder .com) to advise of possible solutions to a bulge in a concrete floor with some efflorescence and one of the things they have suggested is excavation and replacing/rebuilding the floor as they suggest leveling it would leave a 'step' at the edge where it touches the adjoining room and doorway. Also, as there is a noticeable tone difference when tapped in the middle (where it is highest) suggesting it has an air cavity.

They have explained that building control would need to be called in to inspect during and after the works and went through their process for the works but when I prompted them to see if they would offer an insurance back guarantee they said they would not and that if building control sign it off then that should be sufficient. This has left me somewhat cautious of them now.

If the works needs doing then fair enough, but could anyone suggest companies or organisations I can approach who may be able to do the work, insurance backed?

What do you mean by insurance backed?

What's wrong with a warranty on the work provided by the installing Company?
 
Hi, thanks for the reply.

There was no mention of a warranty.

I was told if they were conducting damp course injection work then they would guarantee it but as it was a new floor, if building control signed it off then as far as they were concerned that classes it as being approved and building control takes responsibility should problems arise in the future.

By 'Insurance backed' I mean if they go bankrupt and something goes wrong then there is insurance to cover the costs and I'm not left looking to pay for a remedy.

Just find a more professional long standing contractor that is prepared to offer a warranty.

If you want insurance backed then I thinking you will need to seek the advice of an insurance company that may need to inspect the work in progress and at completion. Such insurance is also likely to need a yearly premium.

Building control are the council, they, when the work warrants it- will inspect at a charge, and offer sign off that the work is done to a standard. However they will NOT indemnify any work, since they have not commissioned the contractors or the work.
