found problem with damp

Good news and bad news. I found the problem with my dampness. Had a bloke come round and told me ive got rising damp so all walls up to 3 ft need to be stripped back and tanked. The cost £6000

He assures me this will end the damp.

Was up in the 3rd floor bathroom and there is a false wall didnt realise at first. Anyway behind the wall is very damp looked up and lots of salt and mould just behind the slates. Also cracks in the plaster in roof going in straight line .

Also few of the floor boards are very wet and crumbley. Under the toilet massive damp spot floor boards and joist really wet also same with sink.

When i bought the house the vender had said there had been no conversions and had signed in the questioner there had been no conversions done. Is this deception and misrepresentation? also my mortgage advisor told me there were no conversions.

So got conned on that one im a first time buyer so they screwed me.

How much would it cost to replace a roof not to sure if it can be repaired thoe it maybe able to.

So the tanking would not of solved the damp problem .

Never been so angry in my life.

My mortgage advisor from pool and townsend told me if theres any problems with damp,structural,damage,etc then the valuation report gives the same information as a survey. There was nothing on the valuation report. No problems.

The estate agents also told me the house had just come on the market christmas time. They lied it had been on market 2 years.

The mortgage advisor works from this estate agents.

Yes got done like a kipper .They must of been in it together.

On the questionaire the vender states theres been no conversions which is a blatant lie.

It's useful to know that if you invite into your home a person from a company that sells damp-proofing treatments, you can rely on him to tell you that you need to buy damp-proofing treatment.

Coincidentally, the ones you need to buy will be the ones he sells.

I once consulted a Transport Problems Expert at the local Ford dealers. Guess what he told me was the solution to my problem?

Yes can not understand why mortgage advisor told me the valuation report was just as good and would save me money. [well I can do now}

Just feel like slapping the hag across the face. I thought mortgage advisors were there to help you give you best advice.

Just hope theres no major structural damage that is going to run into 10s of thousands because i would be banged up in prison for next 15 yrs could not walk away from that.
 
if it had been on the market for two years then the surveyors report would have got at least £10K off the price - they were desperate.

So all in all it was a £20K mistake that you needn't have paid.

Oh well. It's only money.
 
Try and put some pictures up of your roof. There is a roofer on here may take a look, cumbrian roofer he might be close to you.
