Gable end movement

I’ve got a building and the gable end seems to have moved about 30mm at the corner where it joins an outhouse. A builder has suggested the window above isn’t helping and the roof pushes out on the corner and blocking up the window “not needed will help.

It makes sense to me. There’s no cracks in the internal render upstairs, no cracks in the outer pointing, just a crack next to the window were the lintel has come away a bit.

What I’m wondering is; How much historic movement is “ok” and are there any other ways to stop it moving now. It’s a commercial building with a large empty room above it.

Is the movement with the roof tiles or with the masonry? Is there a chimney breast on the gable?

It’s the bottom right corner looking from the back of the building. There is no chimney on that wall. The roof and tiles look good.

It’s a weird set up because it was once “100 years ago”

That’s the crack internally. The beam has sucked a bit of water through because there’s an external chimney and it’s damaged the gutter.

I thought you said on a gable end?

Is that king truss the only form of outward push restraint on the roof?

What the view from the outside?

If that is caused by roof spread, then it will tend to be on-going

Bottom right corner of the gable wall.

The truss in the pic runs a cross front to back. And then there’s a beam held in the middle if the gable end with on each gable corners too.

You'll need to check the wall for bowing and the roof for sagging.

Also the type and size of the cracking externally can be a good indication of the movement and possible cause

There’s no cracking outside, or not that we can see. My builder sort of thinks it’s been looked at before.

We I chip some render off it might reveal a bit more. If it wasn’t for how the roof is constructed I’d be tempted to get the corner rebuilt and done better.

Is there only the one king truss in the roof? Can you see any more spread restraint (horizontal beams/joists) in the roof?
