Hi

My sister has just viewed a house for sale.

In the upstairs room there are gaps where the ceiling joins the walls. In some places this gap is almost a centimeter high.

Also there are deep cracks where the staircase joins the wall. Thgere are a couple of hairline cracks in some of the walls but nothing that look concerning.

Any suggestions on what could be causing this and if its expensive to remedy?

I'd rather get a rough idea on whether to stay well away rather than waste the cost of a survey.

The house is a mid terrace built about 15years ago.

Any help appreciated.

Impossible to give a definitive answer, without seeing the property.
Tell your sister to walk away, unless her heart is set on the property, in that instance, pay for an independent survey.

It depends what construction the walls and roof are

But from the description, the cracking seems like normal shrinkage cracks which are common in modern houses.
