My neighbours garage was adjoining mine ie side by side they have now knocked it down , is the wall that was dividing the two garages mine or is it a party wall this wall divides the two gardens.
Typically these are shared ownership walls and the boundary runs down the centre, but that is not always the case.
The only way to be sure is to check your deeds or planning records at the council, or failing that, you will need to engage a surveyor to comment on the situation but unless there is documentary evidence, ownership is open to dispute
Hi, Jag,
Have a look at any fences or boundary walls associated with the garage,
(I'm assuming for the sake of argument that the garages were built at the same time as the house).
These will be deemed to be on the boundary line and you can make a good informed guess about the boundary and the ownership of the wall.
Any walls that have been built since the house/garages were built would most likely be on the land of the person who does NOT have the face side.
That is to say that for any more recent walls or fences, the face side should be on the boundary line and any posts or piers should be on their land.
Yes , on there side they had to build X 2 large piers to support our garage wall ( the wall that used to support two garages ) So is it still a part wall or is it mine . The reason i want to know is that i want to widen the garage by about 0.5 mtrs on my side of course !
Yes, the builders had to put the piers one side or tother,
It doesn't necessarily mean anything.
you will have to look at your deeds and get measuring.
