Hi all,

So I have a garden building within 1m of a boundry and is 14m2 internally wall to wall and under 2.5m.

At the front it has double doors, which lead to a seating area under the roof and is 4m2 and is open on all sides.

So the whole footprint is 18m2.

Does this require BR or is it exempt as the internal dimension of the room is less than 15m2.

Yes in the back garden, and less than half it's size. Although I think that is for PP. I'm more concerned about building regs. From what I have found anything over internal size of 15m2 within 1m of a boundry require BR.

I'm trying determine if the internal size is just the room or the canopy outside as well.

It is the internal floor area that is relevant, not the exterior or including any canopies so it is exempt.

 
Should be exempt unless you sleep in it Verandahs and raised areas (above a certain height) are not pd so that might impact on you. Otherwise the internal area is the logical area because it is the inhabited space
