gas fire advice

Hello,
my chimney flue has failed the smoke test by the chimney sweep.

my options:
1, get the flue re-lined and use the old gas fire
2, install a balanced flue gas fire
3, install an electric fire

i guess option 3 would be expensive running costs but what would options 1 & 2 cost to get done by a builder/gas fire installer?

In what respect did the flue fail? Why did you have a sweep there?
 
when i was renting the property i had to get the gas fire serviced and the smoke wouldnt go up the chimney so i disconnected it.
i moved back in and had the chimney swept, the sweep said the smoke was coming out of 2 chimney pots and not 1 so failed it.

If your chimney breast is on an outside wall then a balanced flue may be an option but you would have to be careful with your choice to ensure that flue length is within permissible. Usually they are just wall thickness but yours will have to be wall thickness + breast depth.
What is your existing fire? This will dictate size of liner required.
How old is your existing fire, is it worth rescuing?
