Heating fine, can fill a sink with hot water, if I run a bath after a couple of minutes error code 14 comes up, if I turn the tap off, after a minute the unit will operate and reheat the water in the storage unit no problem. So if it can reheat the water in the storage unit, what is stopping me running enough water to fill a bath.

Could be the plate HE is blocked and boiler is going to overheat when running a bath, but the store is so small it heats before the overheat occurs.

Best to post this in the plumbing section.

Perhaps the mods will move it.
 
Can you tell me what the problem turned out to be?
I now have a similar problem with my Xtramax

Had a few plumbers come in, no answer to the problem. So I took all the water sections apart and cleaned them, put it back together and it worked OK. A spring had jammed in a component in the cold water flow route and the heat exchanger did not appear to have a blockage but a lot of stuff came out when I flushed it through with the hose. It was not as complicated as I thought it was going to be, I did keep the parts in order of how I took them out.
 
Mine turned out to be a blocked plate heat exchanger - works fine now! Thanks
