Was just after some help. My mum rents a house and has had damp issues for around 2 to 3 years, Long story short the back garden floods (on going issue with highway England) and on one occasion it flooded the house and resulted in the boiler and electrics packing in and left with neither for 12 months. During this time the damp got a lot worse. A few months later the ceiling came down and was leaking in rain. We got a roofer out and was told that there was two splits in the valley. Quotes were sent to the landlady by the roofers, but she decided to have a plasterer repair the roof and the ceiling. The plasterer informed the landlady that the damp was caused by the blind being shut and that dry rot was in the timber and masonry and he said he needs to knock the house down except the 4 brick walls and rebuild the whole inside, she’s said my mum was to blame for the damp with blinds being closed and gave her an eviction notice. Iv had a damp guy out who said the house has no ventilation and the upstairs damp is penetration damp caused by the leaking, I then got a dry rot report done and there’s no dry rot in the house as I suspected. My questions are

1: Would a blind being shut cause so much damp?

2: Would a front door that doesn’t fit the frame properly and let’s in a lot of draft cause damp?

3: What in people’s opinions would of caused the damp above the tv (photos)

I know the leaking rough caused all the penetrating damp, and suspect having no heating for 12 months contributed to rest but wanted opinions from people who know more about damp than I do

Regards
Chris

Thank you for the commas, full stops, and paragraphs Stephen, but I have enough of them saved up from my: “block of text”

Ps, I think you used your colons wrong!

If this was a real story...
And my mother was living in those conditions...
I would get her out of there... full stop.
I wasn’t aware that she was until I returned home from working in Holland. Repairs are currently being carried out

Your mother needs rehousing while the works are done that’s unfit for human habitation.

Need to talk to Citizen's advice re: rehousing - on a temporary basis ? - Damned rouge ( ;) ) landlords !

Contact the local council's environmental health team. That's potentially a statutory nuisance, and will fail HHSRS standards and also the newer Homes (Fitness for Human Habitation) Act 2018. These will get perompt action to sort the place out.

Also there is the potential to make a disrepair claim against the landlord under a "no win, no fee" arrangement with a solicitor. This will get compensation for having to have put up with the state of the place, which the other options won't provide.

Disrepair is a valid defence for the repossession action.
