Hi all,

I've read a lot about this but struggling to figure out where to go from here.

I applied Geocel acrylic based flexible caulk along my window trim after the previous caulk had shrunk and peeled off. I removed it all, cleaned and applied a few beads with gaps in between applications. Now I've painted with Leyland Vinyl Matt and overnight the paint has cracked. I also applied caulk over some small cracks between drywall corners in the same room and the caulk has held up well and the paint hasn't cracked.

Could anyone advise what would be the best course of action here? I'm am loathe to dig it all out and start again but will accept fate if thats the only option left.

Whenever I find the paint cracking, I apply a coat of shellac based paint (eg Blockaide or BIN). Shellac paints dry very quickly, allowing you to overcoat with the emulsion after about 30 mins.

Alternatively, coat with oil based undercoat but you will need to wait (at least) until the next day before applying the emulsion.

After much research, I came across Zinsser Peel Stop, which I've applied and I can confirm that it has worked an absolute treat. The description mentions that this is suitable for paint flaking, peeling or crazing and it is water based which was a bonus as I hate solvent or oil based products.

To any future readers, try Zinsser Peel Stop :) I bought mine from Selco.
