As expected for an internet forum there are a variety of views - not unexpected when you are not standing here next to me looking at this with all your collective wisdom! But I do appreciate the breadth of options as it gives me an informed basis to take next steps. I will probably start with a handyman as to be honest I will need a hand moving the furniture around. Then inspect what is happening under the floorboards.
