Idea of costs?

Hi, please could you give me an approximate idea of costs for each of the following:

1.
Remove two supporting ground floor walls (including chimney breast) and replace with T shape RSJ 5.5m x 5.5m.
Remove the chimney breasts going through two first floor bedrooms above.
Leave remaining chimney in roof.
No electrics, plumbing, plastering etc. Just the carcass of the work.
Approximate cost?

2.
Remove existing conservatory (16ft x 12ft).
Build new proper brick extension 16ft x 15ft (5m x 4.5m) 22.3metres squared.
No electrics, plumbing, plastering etc. Just the carcass of the work.
Approximate cost?

3.
Build timber framed garage at end of garden.
25ft wide x 17ft deep (7.6m x 5.2m) 39.5metres squared.
Again, just the carcass of the work.
Approximate cost?

You're going to have to talk to some real builders who can actually see the structure you're planning on mauling about.

You'll need building control involvement for all 3 schemes, you might need planning for Scheme 2 & depending on the garage height, garden size and type of house you might need it for scheme 3 as well

Just an observation here, I think you've got off very lightly in terms of p*sstaking considering you've done the electronic equivalent of barging into a pub conversation and demanding answers without even introducing yourself
