Identifying Damp source - appears on exterior of extension

My extension is 3 years old and for a while was all fine.

But after a year or so I noticed some damp low-down along the longest wall. The damp-course was clearly working, as damp did not raise above DPC. Regrettable but a building inspector was short of ideas so I left it. Our ground gets wet - eg garden floods when it rains heavily, I think the soil is heavy clay.

Fast-forward to now, it is very bad at one corner, having broken the DPC and basically gone all the way up (single-storey extension). Less than a foot wide. No signs inside, but kitchen units & plaster-board may hide.

I don't really know where to start.

I'm in south Manchester if people are able to recommend actual people to help.
