Juliette balconies

Hoping to have a room built above existing double garage. Architecht indicated that proposed Juliette balcony might not be regarded favourably by planning department. Another house on the estate had one installed, both houses have open aspect. Just wondering if anyone has experience regarding this, also anything else we need to be aware of regarding Juliette balconies.

You want a juliet balcony but your architect says the planners wont like it, yet there is a similar one along the road?
 
I have done this, I did not expect to get planning granted but it was, that said, the planning officer spoke to the neighbours who would have been overlooked and they were fine with it although they were related to the applicant! Your Architect is probably (rightly so IMO) playing it safe. Much better he does that than promises it will get permission and then you'd be on here complaining that he misled you. Unless your house is identical to the one with the balcony with identical overlooking issues etc (which it won't be) your balcony will be judged on its own merits irrelevant of a house down the road. Also existing precedents in your neighbourhood down the road sometimes have no bearing on a new application. Difficult to offer much else without seeing it and how it overlooks (or doesn’t) overlook any neighbours etc.

If you have PD rights, juliett balconies are considered to be PD.
