Be like a red rag to a bull asking that on here at the moment.... basically cos there's no way to 'guess' with any degree of accuracy. Probably not what u wanna hear, but you'll get sarcastic replies without more detail and spec.
Plans and building control will take a couple of grand.
Ground works cost whatever they cost to get you out the ground.... without any complications you'd probably looking at 10 to 15 grand.
Walls..... depends what you wanna use, but probably another 15 grand.
Roof.... a few more grand.... depends on design.
Knock through..... again, depends on design.
Building materials are getting to a point where they are unaffordable and I know more than a few builders are worried about it..... 18 months ago, 10mm steal mesh was 98 quid.... today its 220 for the same.
