Lead flat roof advice

Hi. I'm really just after some advice.

We have a bedroom bay (hex) flat roof about 3' deep and 7' wide at widest point. It is leaking quite badly. The root cause of this appears to be a crack in the lead. Someone in the past has tried to fix this with flash band. The wood under, while a bit wet is in good condition. The crack in the lead is inline with the leak inside.

We've had quite a few quotes now with prices ranging from £200 to £1200. More worryingly, the suggested fix method is just as inconsistent: rubber membrane and felt, with and without osb, and even fiberglass have all been suggested. Nobody has suggested replacing the lead.

Our main issue is that we don't know what the best fix is for this, and there does seem to be a lot of cowboys in roofing (no disrespect to genuine skilled roofers). The guy we liked the most, because he took the time to take a video while he was up there with commentary, has suggested good quality felt (3 layers I think he said), with no need to use osb because the wood is in good condition. He also said the flash band needs burning back to the lead.

We're after a proper long term fix and don't mind spending the money to get it right.

Three layer felt, is as good a system as any flat roof product.

Don't forget insulation.

EPDM will see you out and last longer than anything else except another metal covering.

Detailing to the main roof and bsy perimeter will be important whatever you end up choosing, so ensure the person knows what to do.
