Leak in flashing at roof hatch

Hi, I have just noticed a leak under my roof hatch. I had some great advice previously for some guttering issues, where just regular maintenance and removing the guards helped out a lot.

I had a look on the roof around the hatch, and looks like the leak is coming from the flashing as far as I can tell.

There looks like some previous sealant which looks real old.

I’m kindly asking for some advice on how to fix and what sealant to use.

Can I just temporarily fix it with some roof repair sealant? Or get in a roofer to replace the flashing?

Does it matter terribly in the type of sealant? Should I be using acrypol and scrim? Or liquid rubber? Or black jack sealant?

Also, do I try to sea the edges of the roof hatch or just the flashing join.

looking at the flashing I'd say it was Colt.

Its been wrongly fitted and patched several times before.

You could paint with Acrypol... but it needs replacing

I put a bit of sealant over to temporarily fix until the weather lightens up.

I had a look under the flashing part and was surprised to see there is a large gap to the house. So water probably accumulates in heavy rain and will find its way in.

I will properly fix this, just need to find a decent roofer who won’t charge through the teeth.
